Condos, cluster homes and ceilings

Water damage restoration in Reston often means a call from a condo owner with a stained ceiling or a neighbor upstairs who had a leak. The housing here is dense, with mid-rises and clusters, and one failed fitting can touch several households.

Reston sits about nine miles southeast of Ashburn in Fairfax County. We handle extraction, drying and mold cleanup, and we work with associations and property managers as well as owners.

Lakes, plazas and the water around them

Reston is built around water. Lake Anne anchors the original village center at Washington Plaza, where the community held its opening ceremony in 1965. Reston Town Center and the Silver Line station at the same name bring a second wave of condos and apartments.

Homes beside the lakes and stream valleys see more groundwater and humidity, and low-lying garden-level units collect water from heavy rain faster than hillside units do. Fairfax Water's Corbalis plant, near Reston, treats water drawn from the Potomac for much of the county.

Condos and HOA rules

Most condo associations require owners to report leaks right away and use approved contractors for work in common walls. Ask your management office what the rules are before work starts, since some require a certificate of insurance or a work permit.

We document each step, which helps when more than one owner and the association are involved. Our records show where the water came from, which units were wet and what readings we took each day.

A bit of local history

Robert E. Simon launched Reston on April 10, 1964, his 50th birthday, and the name comes from his initials, R.E.S. He bought about 6,750 acres in Fairfax County in 1961 with proceeds from the sale of Carnegie Hall, which his family owned.

Reston became one of the first postwar new towns in the United States, and its early village centers and cluster homes are now many decades old.

Local risks

Low-slope roofs hold water longer than steep ones, and a clogged drain or aged membrane sends it through the ceiling. A leak that starts in a roof drain can run across a joist and appear in a room several feet away.

Older cluster homes from the early decades of the community may have original water heaters and supply lines, and some buildings have flat sections that collect ice in winter. See our ice dam and roof leak page for how we dry ceilings.

An example call from a Reston condo

A condo owner wakes to a stain on the bedroom ceiling. The unit above had a leak under the kitchen sink, and the water ran along the joists before it showed up here. By the time the upstairs owner notices, the ceiling drywall below is wet and the insulation above it is soaked.

We meter the ceiling and the walls on that side of the unit, open the ceiling where it is wet and set drying equipment. If the water came from a common riser, the association is brought in. If it came from a fixture upstairs, the two owners and their insurers handle it.

Throughout, we log readings and photos so each party has the same record. Because condo buildings have shared structure, our notes say which walls were wet on which days.

Prevention for condos and cluster homes

  • Look under sinks and behind the toilet twice a year for drips or soft cabinet bottoms.
  • Replace washer and dishwasher supply lines with braided stainless lines.
  • Report roof or balcony drain clogs to the association right away.
  • Keep a record of your unit's shutoff valves and how they work.
  • Run a bath fan during showers to keep humidity down in small bathrooms.
  • Tell the association if you will be away for weeks in winter.

Roofs, lakes and humidity

Reston's lakes and stream valleys raise humidity in summer, and garden-level units can feel it. A dehumidifier and good airflow keep mold from starting in closets and behind furniture. After a leak, we dry the structure and check for growth, and we recommend humidity control as part of the plan.

On low-slope roofs, the association or building manager handles the roof. We handle the ceiling and walls below, and our notes show where the water came in so the roofer knows where to look.

What to send your property manager

When a leak happens in a condo, a short, clear message to the manager saves days. Include your unit number, the date and time you noticed the water, where it is coming from if you know, and a few photos. Say whether the water is still running and whether you have shut off your own valves.

Ask for a written acknowledgment and the name of the person handling it. If the source is in a common area, ask what the association will do and by when. If the source is in your unit, ask whether the association requires a contractor to file anything before work starts.

We can add moisture readings and a map of the wet areas to that package. Those details give the manager and the association something concrete to work with, and they speed up insurance conversations on both sides.

Humidity, closets and slow leaks

In dense housing, small leaks do a lot of harm. A slow drip from a dishwasher hose or a toilet supply can wet a cabinet base or a wall for weeks. Check under sinks and behind appliances each season and keep a dry cloth handy to feel for dampness.

If you share a wall or ceiling with a neighbor, ask them to check theirs too. Slow leaks often show up on one side before the other.

Questions from Reston homeowners

InsuranceMy upstairs neighbor flooded my condo. Whose insurance pays?

It depends on the cause and your documents. General information only. Notify your association and your insurer, and keep your photos and readings.

MoldCan a ceiling stain mean mold?

It can if the water stayed. Mold can start within 24 to 48 hours on wet drywall, so metering the ceiling soon matters.

WinterWhy do flat roofs leak after snow?

Snow melts, ponds and refreezes on low-slope roofs. A small flaw lets water through, and a clogged drain makes it worse.
