Small leaks, big areas

A water heater leak or washing machine failure rarely stays where it starts. Water follows pipes, floor joists and drywall seams and comes out wherever the room is lowest. A slow drip behind a dishwasher can soak a subfloor for weeks before a stain tells you something is wrong.

Water heater leak cleanup begins with finding the source and shutting off supply and power. Then we trace where the water traveled with moisture meters and thermal imaging, and dry what we find. Dishwasher, washer and ice maker line leaks follow the same path.

Signs an appliance is leaking

  • Rust streaks or a puddle at the base of a water heater.
  • A stain on the ceiling under a laundry room or bathroom.
  • Warped cabinet bottoms near the dishwasher.
  • A soft spot or cupping in the floor near the refrigerator.
  • A water bill that rises with no change in use.
  • The sound of dripping when the appliance is off.

How we handle an appliance leak

  1. Shut off water and power. Close the valve to the appliance and kill the breaker for a water heater.
  2. Find the path. We scan floors and walls around and below the appliance.
  3. Extract. Standing water is removed from floors and carpet.
  4. Open and dry. Base cabinets, trim and drywall are opened where moisture is found.
  5. Verify. Readings are recorded daily until the area is dry.

HOA townhomes, basements and leaks

Many Ashburn homes put the water heater in a finished basement utility closet, which is often carpeted right up to the door. A tank failure there floods the room and the room next to it. In townhomes, a leak upstairs can reach a neighbor, and your association may have rules about who calls and who pays. See our Reston page for a longer look at unit-to-unit leaks.

Tank water heaters last roughly ten to fifteen years in many homes, so an old tank is a leak waiting to happen. Replace it before it fails and put a pan with a drain under it.

What to do in the first ten minutes

Shut the water at the valve on the appliance if you can reach it, or at the main if you cannot. For a water heater, turn off the electric breaker or the gas valve before anything else. Do not touch a leaking tank near a wet floor until the power is off.

Then take photos, move belongings off the wet floor and open a window if the area is closed. Call a plumber if the appliance needs replacement, and call us for the water. The two jobs run side by side.

Slow leaks are the expensive ones

A burst washer hose is dramatic and obvious. A slow dishwasher leak is the opposite. Water seeps under the cabinet, soaks the subfloor and travels to the ceiling below, and nobody notices until a stain appears or the floor starts to soften. By then the wood may have been wet for weeks, and mold may be involved.

We use moisture mapping to find how far the water traveled, which is often farther than the visible damage. The scope can include the cabinet base, the subfloor, the ceiling below and the insulation in the wall cavity.

Preventing a repeat

  • Replace rubber washer hoses with braided stainless hoses every few years.
  • Put a drain pan under the water heater, piped to a drain where possible.
  • Check the ice maker line behind the refrigerator when you move it.
  • Flush a tank water heater and test the pressure relief valve once a year.
  • Know where your main water shutoff is and make sure everyone in the house can find it.

Common questions

SafetyCan a leaking water heater be dangerous?

Yes. Gas units can have venting problems and electric units sit near live wiring. Shut off the power or gas and the water supply before touching anything.

InsuranceIs a sudden washing machine leak covered?

Sudden leaks are often covered, but slow leaks and wear-related failures may not be. Check your policy and talk to your agent. General information only.

BasementWhy is the ceiling below my laundry room stained?

Water travels along the joists and through the ceiling drywall below. The stain is usually a few feet from the real source.

CostDo you replace the appliance?

No. We clean up and dry the damage. A plumber replaces the appliance, and we coordinate drying around that.
