When the basement floods

A flooded basement cleanup starts with getting the standing water out, but that is the easy part. The harder job is the water you cannot see, the moisture that has already climbed into drywall, baseboard and the bottom plate of the wall. Every hour that stays wet makes the repair list longer.

We run extraction pumps and truck-mounted equipment first, then pull wet carpet pad, cut drywall to a clean line above the wicking and set air movers and dehumidifiers. If you are searching for basement water removal in Ashburn, the thing to ask any company is whether they will give you daily moisture readings. We do.

Signs the basement needs professional water removal

  • Water covers more than a small corner of the floor and a wet vac will not keep up.
  • The carpet squishes underfoot or the pad smells sour.
  • Paint is bubbling or drywall feels soft near the floor.
  • Baseboard has swelled or is pulling away from the wall.
  • The water came from outside, a drain or a sump pit and not from a clean supply line.
  • It has been wet for more than a day and nobody has run a dehumidifier.

How we handle a flooded basement

  1. Safety check. We confirm breakers are off to wet circuits and look for sagging ceilings before anyone works in the space.
  2. Extraction. Pumps clear standing water, then a wand removes what soaked into the carpet.
  3. Tear-out. Wet pad comes up and drywall is cut a few inches above the highest wicking line.
  4. Moisture mapping. We scan the walls and floor so the drying equipment goes where the water actually went.
  5. Drying. Air movers and dehumidifiers run while we log readings each day.
  6. Photos and records. We keep readings and photos you can share with your insurer.

Ashburn basements and the water that finds them

Many homes in this part of Loudoun have full finished basements with a bedroom, a bath or a media room downstairs. That means more drywall, more carpet and more electrical on the wet side of the foundation than a bare concrete cellar would have.

Clay soil around the house drains slowly, and a sump pit can only move so much water at once. If your discharge line is blocked or the power is out, the pit overflows into the room. Our page on sump pump failure cleanup covers that case, and structural drying explains the equipment phase in more detail.

Do you need to call now or can it wait

SituationWhat to do
Water is still enteringCall now. Shut the source if you can and leave the rest to us.
Standing water, no sourceCall the same hour. Standing water wicks into walls fast.
Damp carpet, no standing waterRun a dehumidifier and call to have it metered.
Sewage smell or gray waterStay out and call. This is Category 3 work.
Dry floor, musty smellBook a moisture check. Hidden water is the likely cause.

The first two hours matter more than the next two days

Standing water in a basement does damage in layers. In the first hour it soaks the carpet and the pad. By hour six it has started wicking up the drywall, and a stripe of dampness climbs a few inches above the waterline. By the next morning the bottom plate of the wall, the part that sits on the concrete, has absorbed enough to need real drying time.

If you can safely do one thing before we arrive, move furniture and boxes off the wet floor and onto blocks or a dry surface. Wet cardboard and upholstery wick water upward and add weight and odor. Photograph the room first so there is a record of what was there.

What we leave alone

Not everything in a flooded basement gets torn out. Concrete walls and slabs are dried in place. Framing lumber is dried, not replaced, unless it has been wet for a long time. Solid wood doors often survive if the bottom edge is sealed and dried quickly. The goal is to take out only what cannot be dried or cleaned, and to cut drywall along a straight line so the patch is easy to finish later.

We also keep notes on what we removed and why. That list helps with your insurance conversation and with the repair that follows, since the person hanging drywall needs to know where the cut line is and what is behind it.

Common questions

BasementShould I pull up my own carpet after a flood?

You can lift a corner to let air in, but leave full tear-out to the crew. Pulling carpet without a plan can tear tack strip and spread contaminated water. Take photos first.

SafetyIs it safe to walk into a flooded basement?

Not until the electrical circuits are off. Water that touches outlets or a panel can energize the whole pool. If you cannot reach the breaker without stepping in water, stay out and call.

InsuranceWill my policy pay for a flooded basement?

It depends on the cause. A burst pipe is treated differently from groundwater, and flood and sewer backup are often separate coverages. Read your policy and ask your agent. We can supply moisture readings and photos.

MoldHow soon does mold show up after a basement flood?

Mold can start growing within 24 to 48 hours on wet materials, according to the EPA. It often starts behind baseboard where you cannot see it.

CostWhat makes a flooded basement cost more?

Category 3 water, a larger floor area, more drying days and more drywall or flooring removed. The estimator on this page shows a typical range only.
